TAX DEEDED PROPERTIES SALE

The Town of Carroll is accepting sealed bids for the following properties. If interested and have questions please contact the Selectman’s Office at 603-846-5494, reach out via email to selectmen@townofcarroll.org, mail your bids to: Town of Carroll P.O. Box 146, Twin Mt., NH 03595 or drop off at the office during regular hours. All bids must be into the Selectman’s office no later than 3:00 p.m. Wednesday, September 17, 2025. Please do not go into any of the buildings, for safety reasons. If you wish to go into the one on Rt 3 please contact the Selectmen’s Office and they will try to make arrangements, thank you.

Town of Carroll Select Board

97 Little River Road currently has conventional style home and 1 stall garage that needs to be demolished due to neglect. Buyer is required to remove no later than Oct. 2026. Town has done asbestos testing so that is included in the sale of what asbestos needs to be removed.
Lot size is 0.92 acre, just off Rt. 3, served with town water and a private septic (condition unknown). Tax Map 207 Lot 030-003. Current land value $99,500.00, current taxes owed on property $52,748.12 and cost of the asbestos testing $1,825.00. Asbestos company supplied estimate of cost to remove the asbestos that was located.

457 Route 3 South currently has a building once used as a gas station and vehicle repair shop. Building needs much repair or to be removed. Buyer must have building removed or repairs to fix must by done no later than Oct. 2026. Town has had asbestos testing which is included in the sale so buyer knows what is there, also an estimate of what it would cost to remove asbestos before building could be taken down. The Select Board authorizes the rebuild of a new building in the same footprint that the current building is on.
Lot size is 0.23 acre on Rt 3 served with town water (but currently not working due to break that requires going through neighbor’s property to repair). Has private septic but part is located on neighbors’ yard (condition unknown). Tax Map 206 Lot 071-000. Current land value $19,900.00, current taxes owed on property plus water change and maintenance $8,552.23 and cost of the asbestos testing $1,275.00. Asbestos company supplied estimate of cost to remove asbestos that was located. Due to the amount of time business has been closed, this property would require the buyer to go before the Planning Board for a change of use.

133 Route 3 South this is currently a lot that had a business on it but the town razed the building in 2020 due to the condition and it was leaning towards falling in the road. The cost of the asbestos removal and the removal of the building at the time was $80,963.74. Tax Map 206 Lot 045-000. Lot size .63 acre on Rt 3. The current value of the lot is $55,100.00. It is served with town water, believe the private septic was removed at time building was taken down. Current taxes owed on property plus water charge is $11,122.18. This is a nonconforming lot, so would require the buyer to go to ZBA for a
variance to build.
